One of the most common questions builders have is “why do I need a licence when I’m qualified?” But licensing is required not just for you as a contractor, but as a protection for your clients as well. We’ll give you a quick rundown on why licensing is in place, and how you can use it to your advantage.
Licensing in Queensland
The Queensland Building and Construction Commission (QBCC) was established in 1991 to independently regulate the building industry. The QBCC is tasked to ensure the industry maintains “proper standards” and achieves a “reasonable balance between the interest of building contractors and consumers.”
Part of that brief is to provide “support, education and advice” for builders and customers, and also ensure the safety of builders and consumers.
Why should I bother getting licensed?
Legally, you need to. Under QBCC legislation, if you are carrying out work in Queensland and invoicing more than $3,300 for a job (inclusive of labour and/or materials) or where it involves Hydraulic Services Design and is more than $1,100 then you HAVE TO be a licensed operator by law. If you are unlicensed, you also open up insurance issues, for you and your client.
The fines for unlicensed building work can be upwards of $10,000.
It’s just not worth the risk.
What benefits will I get?
Industry bodies such as Master Builders and Housing Industry Australia offer support to fully licensed contractors only. They have directories for licensed builders to list their business and attract potential clients. When people are looking for a builder or contractor, they may want to go with the protection of a Master Builder member. You don’t want to miss out on this section of the market.
Government Projects
You will need to be a licensed contractor to work on government projects, such as the recent $25,000 HomeBuilder grant, and with several big events on the horizon such as the 2023 FIFA Women’s World Cup, the 2032 Brisbane Summer Olympics, and possibly a 2027 Rugby World Cup, there is likely to be a lot of government-funded work over the next decade.
